Frequently Asked Questions

Do I have to put any money up for the remodels?

Nope. That's one way we provide value. We put up our money in exchange for a share of the increased sale price.

How long does a remodel take?

Typically between 1 and 3 weeks. We managed the contractors to make sure they move fast. It's in our best interest (as well as yours) to get the remodels done fast.

Do I have to sign a contract?

Yep, we ask that you sign a contract stating you are committed to selling your home.

What if I decided I don't want to sell my home after the upgrades are done?

Our contract requires that you pay us back for the contracting work in that case.

Who pays for the agent commissions?

We both pay agent commissions proportional to our take home. Ex: On a $2,000,000 sale, you take $1,075,000 and we take $125,000. Commissions come out of both our takes.

Is there any danger I loose money?

Loose money, no never, because you aren't putting up anything.

What if the home sells for less than the agreed Fair Market Value plus the upgrade investment? Am I recieving less money than I would have without the upgrades.

That would mean that both sides incorrectly set the Fair Market Value, and the actual value was really lower. It's almost impossible for a new kitchen and bathroom to decrease the sale price of a home. In this case we just get our investment money back. You get everything else, which is the real Fair Market Value.

Who decides on what upgrades to put into the house?

We do, but get your sign off on them. We won't add anything you are uncomfortable with.

Who pays for staging?

You do and it's a requirement for working with us. It's been shown over and over that staging gets the highest price for a home. We are happy to manage the stagers through.
